Miami-Dade's $10 million club is on pace for a record year
194 sales of $10 million or more in eight months, already past all of 2025. What the numbers say about Miami's market right now.

From January through August 2026, Miami-Dade recorded 194 home sales of $10 million or more, according to MIAMI REALTORS. That is already more than the 170 recorded in all of 2025, with four months still to go.
MIAMI REALTORS projects about 291 such sales by year-end. If that holds, 2026 would pass the record of 230 set in 2021. A projection is not a result, and the last four months will decide it.

Cash is still king
In August, 37.8% of Miami-Dade sales closed all-cash, compared with about 27% nationally, per NAR. A cash buyer can close faster and skip financing contingencies, which changes how sellers weigh competing offers.
Two markets in one county
The median single-family price reached $680,000 in August, up 3.8% from a year earlier. Condos moved the other way: the median was $408,000, down 0.5%. Active listings were down about 12% year over year.

What it means for you
Headlines about $10 million sales say little about a $700,000 home in Kendall or a condo in Brickell. Your number depends on your street, your building and the last few sales around you.
