Who we are

This website is operated by The Fragomeno Group, a real estate team at Chez Realty, a licensed Florida real estate brokerage. In this policy, "we," "us" and "our" mean The Fragomeno Group and Chez Realty. Abdallah H. Fragomeno is a REALTOR® licensed in Florida (SL3387170).

What we collect

We collect only what you choose to give us, plus basic technical information:

• What you send us: your name, email address, phone number, the building or address you ask about, and anything you write in a form, text message or email.
• Newsletter sign-ups: your email address and the date you subscribed.
• Usage information: pages visited, approximate location (city level), device and browser type, and the page that referred you, collected through privacy-respecting analytics.
• Your language choice: stored in your own browser so the site opens in the language you picked. It is not sent to us.

We do not ask for, and you should not send through this website, Social Security numbers, bank account numbers, income documents or other loan-application information.

How we use it

• To answer your questions and give you the information you asked for, such as a price opinion or the Miami Condo Guide.
• To send the monthly market email, if you subscribed. Every email has an unsubscribe link.
• To understand which pages are useful and improve the site.
• To meet our legal, licensing and recordkeeping obligations.

We do not sell your personal information, and we do not share it with third parties for their own marketing.

Text messages and calls

When you tap "Text us," your phone opens a message to us with a short pre-written line saying you found us on this website; you can edit or delete it before sending. We reply only to conversations you start, about the real estate questions you asked, and may send related messages such as appointment confirmations. We will not add you to automated or marketing text messages without your separate, express consent.

• No sharing of mobile information: we do not sell, rent or share your mobile phone number or text-messaging consent with third parties or affiliates for their marketing or promotional purposes. Text-messaging opt-in data and consent are excluded from every category of sharing described in this policy.
• Opting out: reply STOP at any time to stop receiving text messages from us; you will get one message confirming you have opted out. Reply HELP for help, or email info@fragomeno.com.
• Frequency and cost: message frequency varies with your conversation. Message and data rates from your carrier may apply. Carriers are not liable for delayed or undelivered messages.

Who we share it with

• Chez Realty, our brokerage, which supervises our real estate activity and may keep records as Florida law requires.
• Service providers that help us run the site and communicate with you, such as our website host, email newsletter service (MailerLite) and analytics provider. They may use your information only to provide their service to us.
• Parties to a transaction, such as a cooperating agent, title company or lender, only when you ask us to help you buy or sell and only as needed for that transaction.
• Authorities, when required by law, court order or to protect rights and safety.

None of these categories includes your mobile number or text-messaging consent for marketing purposes; see "Text messages and calls."

Casa Clara and other linked sites

The "Open Casa Clara" button opens Casa Clara, a separate tool operated by Premier Financial Group of Florida, LLC (NMLS #366447), which is owned by Abdallah H. Fragomeno. Casa Clara has its own privacy policy, which governs anything you enter there. "Search homes" opens Chez Realty's home search, which also has its own policies. We are not responsible for the privacy practices of other websites.

Cookies

We use a small number of cookies and similar browser storage to remember your language and to measure site traffic. You can block or delete cookies in your browser settings; the site will still work, but it may not remember your language.

How long we keep it

We keep inquiries and correspondence for as long as needed to respond and to meet brokerage recordkeeping requirements, and newsletter information until you unsubscribe. We then delete or anonymize it.

Your choices

You can ask us what personal information we have about you, ask us to correct or delete it, or unsubscribe at any time. Email us at the address below. We may need to keep some records when the law requires it.

Security

We use reasonable safeguards to protect your information. No website or email is completely secure, so please do not send sensitive financial information through this site.

Children

This website is meant for adults. We do not knowingly collect information from children under 13.
